If you are a Florida homeowner, you understand the importance of protecting your investment and taking care of your home. Some home maintenance things need to be addressed monthly and others need attention on a quarterly basis. Here are a few home maintenance tips to help you keep your house in tip-top shape.

Monthly Home Maintenance Tips for Florida Homeowners

• Thoroughly inspect and change out the HVAC filters as needed. Many HVAC professionals will tell you to change out the filters monthly, but sometimes that is not necessary. If you have a small family and there are no pets in the household and nobody suffers from allergies, you can most likely change out the filters every two or three months.
• Clean out the disposal for the kitchen sink. To do this effectively, put some vinegar in ice trays and freeze it. Then run those ice cubes through your garbage disposal. It will clean the garbage disposal, sharpen the blades, and leave the garbage disposal fresh.
• Clean the hood filters on the range. Get some degreaser from the automotive department and mix it with hot water. Soak the filter in the mixture and let it set a few minutes. Rinse it thoroughly and replace it, making it ready to use.
• Check out your fire extinguishers. Every home should have a fire extinguisher. You should know how to properly use the fire extinguisher in the event of an emergency. Regularly inspect your fire extinguishers to see that there is fast and easy access to it and that it is not blocked. Make sure there are no visible signs of wear and tear and that there is adequate pressure showing on the gauge.

Quarterly Maintenance Tips for Florida Residents

• Test the auto-reverse feature on your garage door to make sure it would work in the event of an emergency. Put a board on the ground where the door closes, then close the garage door. It should automatically reverse within a second or two of touching the wood. If it doesn’t work properly, get it fixed right away.
• Test all the smoke and carbon dioxide detectors in your home. They should all have a test button. When you press this button, they should sound. If they don’t, it is time to replace the batteries.
• Check the water softener, and if needed, add salt. It will not need salt added every month but check anyway and add as necessary.
• Flush toilets and run water in spaces that are not used frequently. If you have guest bathrooms or water sources in the basement that are rarely used, you need to wash away the grime and prevent buildup. Running water through these pipes regularly will help them stay clean and avoid problems.

The Importance of Home Maintenance

Home maintenance keeps your home in tip-top shape and protects your investment. You can catch problems early and address them before they cause more expensive issues that might lead to extensive home repairs and damage that can affect the value of your home. If you find any problems that you are concerned about during your home maintenance inspection, call a professional repairman to address the issues as soon as possible.
